We consider factors like the cost of repairs, value of the property in its after repaired value, and the profit margin we require to take on the investment risk.

The price we can offer for your home or property is based on a number of factors:

  • The physical characteristics of your home – Square footage, lot size, quality, current condition, amenities, etc.

  • The cost to repair or remodel your home to prepare it for rent.  Or in the case that we resell, to prepare it for an end buyer.

  • The time it will take our contractors and/or sub-contractors to finish repairs and remodeling.

  • The commission required to resell the property (if applicable).

  • Operating costs during the project phase. These are called holding costs and can include items like utilities, property tax payments, property insurance, financing costs (if any), etc.

  • The risk-based profit margin for the project.

In presenting our offer, we go through all of our analysis, so that you know exactly how we came up with the offer.

No.  The price we agree upon is the price we pay, there are no additional fees or charges.

Absolutely!  If you have a property listed and need to sell it more urgently, call us and we can work with you and submit our offer directly to your agent.

Exactly that.  One of the biggest challenges with quickly selling your house, is that the most marketable properties available for sale are the cleanest, most updated properties; these are often referred to as “turn key” or “move in ready.”  Having deferred maintenance, debris or lots of personal property can really hurt a listing and keep it from selling quickly.  That’s where we come in.  We buy homes as they are, in any condition.  You don’t have fix a thing.  In fact, you don’t even have to clean out the stuff inside if you don’t want to take it!  We will handle everything.

Absolutely none.  Phone calls are free, and consultations are free.  We want to make something absolutely clear.  We are in the business of solving problems; that is how we make a profit.  If we are not your best option, we will tell you.  If we meet to view your property, and you feel that selling to us is not the right decision, we want you to feel comfortable telling us.  If we can provide you with a good solution and you want to move forward, great!  Bottom line is, we will never use any sleazy sales tactics or pressure one of our sellers into making a deal.
